CONVEYANCE OF MOUNT BOON FROM  E SEALE (WIDOW)  TO PIPON, PIFFIELD & HERBERT.

INDENTURE of Conveyance of Mount Boon between   1. Mrs Elizabeth Seale, widow, mother &

guardian of John Seale, an infant under 21, viz. aged 19 years.

and    2. Capt. Thomas Pipon, brother of E. Seale and uncle of John Seale.

WITNESSETH that in consideration of the respect E. Scale has for Th. Pipon, and with the approval of Jn. Scale has put Th. Pipon hi full possession ot ONE FOURTH PART of the estate called Mount Boon,  lately conveyed by Mary Harris, widow, to John Scale,  the other three fourths part to Alexander Piffield and his wife and Mr. Herbert at a rent of £75,   and also diverse lands called Townstall hills, all the manor of Norton Dawnay, and a jetty & key at Hardness likewise sold by Mary Harris to the use of Jn. Seale, which Mary Harris has lately delivered to E. Seale for the use of Jn. Seale, now E. Scale delivers possession of these premises to Th. Pipon with all live & dead stock, cattle, household goods and implements of husbandry as are mentioned in an inventory* delivered on same date,  all UPON TRUST that Th. Pipon shall use these lands at his discretion as he thinks best for the profit of Jn. Seale when he shall be of age.   He may hire a man fit for a Hynde, and a women servant, for such wages as are usually paid, and he is responsible for the rent of £75 paid to A. Piffield, his wife and Mr. Herbert, all charities tithes and taxes due on Mt. Boon, he must keep accounts of all expenses paid, collect rents due, and act in all matters as if E. Seale were personally present, and at the attainment of full age of Jn. Seale render to E. Seale a true account of his actions, including live and dead stock sold, how replaced, and what cash remains in hand, and all household goods and implements of agriculture shall be delivered in full to Jn. Seale.      If Jn. Seale dies before he is 21   E. Seale will keep Th. Pipon indemnified for all charges and expenses until taken over by the next after Jn. Seale,  in witness thereof the parties sign and seal this document: E. Scale, Jn. Seale & Th. Pipon.
